At the ground, or “Entry” level, note the auto court with guest parking and primary entrances to the A & B units. We have shown bedrooms on this level with grand entrance stairs leading to the upper living level. This level is partially below grade to take advantage of adding floor area.
In response to the RFP direction to the Architects to submit a site plan, layout and front elevation, we have prepared a preliminary schematic design of new A & B units on the current site.
As shown on the series of plans, we have shown a “Garage” level with separate driveways leading to a pair of garages pulled away from the houses but connected to them below grade. This level includes large below grade basements to maximize potential floor area that does not contribute to G.R.F.A. The following schematic solution illustrates approximately 13,000 square feet of floor area.
The site/roof plan shows possible rooftop decks and preservation of specimen trees as well as south facing patios at the main living level.
We have illustrated a “Front” elevation to show massing and possible glass areas with exterior walls shown, for the moment, in horizontal siding. The elevation gives you a sense of the scale of the houses as they step up the site toward the south.
Finally we have included a group of three perspective sketches further suggesting the possible massing of the two houses on the site.
